Greengold Optimum offers a unique opportunity to invest in virgin farmland in northern Argentina. Through our South American partners, we enable investors to purchase uncultivated land and have arranged a contract with one of Argentina’s leading farm operators to rent it, and make it productive.
The annual returns paid to investors, net of all costs and fees, start at 10% of their investment, rising to 19% after 8 years – and over 20% beyond that.
Investors can completely exit after 8 or 12 years, and may also sell half of their holding after 4 years. At 8 or 12 years, they will receive up to the market value of the land, which is likely to rise rapidly, with a guarantee of 60% capital gain in 8 years and 80% in 12 years. They can arrange a private sale at any time.
There are also substantial environmental benefits, extending agricultural production to marginal land rather than clearing forest, and social benefits, bringing employment and supporting or creating schools for the local children. Greengold Optimum has developed from the major success of Project Greengold, which launched in July 2007, and raised many millions from investors across the world.
Good prospects for farmland
In many parts of the world the prospects for the commercial and residential markets look uncertain over the coming years; indeed in some places prices are actually falling. But the prospects for agricultural land are very bright. This is because farmland prices are based on the price of the crops it produces – and crop prices are very strong for two main reasons. First, as living standards in China, India and elsewhere in Asia rise, so the demand for meat rises; and meat production requires high inputs of grain and other fodder crops, as well as land on which to graze the animals.
Second, the rising demand for bio-fuels ratchets demand even higher.
Argentina is the World’s leading exporter and third largest producer of soybean oil. It is also the second largest exporter of corn and in 2006 signed trade agreements with China and India to supply crops for at least twenty years. Argentina currently export commodities to the EU, USA, Brazil, Chile, Japan, India and now China. The land will be used to grow food and carbon offset crops, which should generate a high annual income and capital growth.
The Investment Opportunity
The minimum investment at any one time is $40,000. The maximum is $4 million or larger by special arrangement.
Income
The annual income from rent is paid net of all fees and local taxes, so investors actually receive the full stated return. It is paid annually. It also rises gradually as the land management company pays off the cost of the land clearance and irrigation system.
Income from years 1-4
As a percentage of the Contribution the annual income is as follows:
• 10% in year 1
• 11% in year 2
• 12% in year 3
• 13% in year 4
Income from years 5-8
As a percentage of the Contribution the annual income is as follows:
• 16% in year 5
• 17% in year 6
• 18% in year 7
• 19% in year 8
Income from years 9-12
For years 9, 10, 11 and 12, investors will receive 50% of the value of the annual harvest with a minimum percentage of 20% of the Contribution.
Capital Return
Investors can redeem half their investment after 4 years. They can redeem the whole or half of their investment after 8 years. The whole of any remaining investment is redeemed after 12 years.
Capital return after 4 years
For investors wishing to redeem half of their investment after 4 years, the farm management company has the right and obligation to purchase the land such that the investor receives 120% of half their Contribution.
The capital gain after 4 years is 20% on this part.
Minimum capital return after 8 years
For investors wishing to redeem after 8 years, the farm management company must offer to purchase the land, such that investors will receive at least 160% of their Contribution. If an investor has already redeemed half the investment after 4 years, then the offer will be 130% of the Contribution. So the minimum capital gain after 8 years is 60% (or 30% for those who have already redeemed half their investment).
Minimum capital return after 12 years
After 12 years, the farm management company must offer to purchase the investors’ remaining land, such that investors will receive at least 180% of their Contribution. So the minimum capital gain after 12 years is 80%.
Market sale
After both 8 and 12 years our associated office in Buenos aires will obtain an independent valuation of the Land. If it concludes that investors would receive more by an open market sale, it will arrange this; the farm management company would have
only an option to purchase at the open market value.
Large Investors
Large Investors, with total Contributions in excess of £100,000 (or $200,000 or €150,000) will receive an additional annual income as follows:
• £100,000-£150,000: an additional 1%
• £150,000-£200,000: an additional 1.5%
• £200,000 and above: an additional 2%
